About the role

The Senior Project Manager, Data Center / Owner's Representative is responsible for overseeing a multiyear ground up Data Center project for a high-profile client. This position will act as the owner's liaison and partner with multiple vendors, including Colocation vendors, contractors, design teams, engineers, site staff and transition groups from project initiation through project completion. This role is critical to provide the client with outstanding quality and minimal disruption, minimizing risk and providing great outcomes. You will engage deeply with multiple client stakeholders that will view you as the SME for the project.

The selected candidate must be local to Long Island, NY and able to work onsite fulltime.

This is a standalone role and will be self-directed on day-to-day work but receive high level instruction on new projects, tasks or assignments. You will oversee and lead vendors for the project, tasks, or assignments of complex scopes. You will communicate and operate in line with organizational and client goals and values, as well as departmental objectives.

This job is part of the Project Management function. They are responsible for the management of projects from initiation through completion.

What you'll do

  • Oversee all facets of project management (budget, schedule, procurement, quality & risk) for individual real estate projects including planning, design, construction, occupancy and closeout.
  • Work directly with clients to prepare all elements of the project. This includes the scope of work, project delivery resource requirements, cost estimates & budget, work plan schedule & milestones, quality control, and risk identification.
  • Define the project delivery resources from pre-qualified lists or through the project qualification process. Conduct complex requests for proposals, complete bid evaluations, and recommend resources to clients.
  • Ensure timely and effective management and delivery of projects. Own coordination of all partners required to implement and execute projects.
  • Demonstrate capability to read, understand and apply standard to moderately sophisticated documents affecting projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.
  • Effectively communicate and serve as primary point of client contact. Work directly with client to define project requirements. Prepare scope of work, project delivery resource requirements, reviewing cost estimates & budgets, work plan schedule & breakthroughs, quality control, and risk identification.
  • May identify project delivery resources or vendors from pre-qualified lists or through individual project qualification process; conducts standard request for proposals; completes bid analysis; recommends resources to clients.
  • Implement communication plan for meetings and written reports/meeting minutes to keep client and project resources advised. Facilitate project meetings, complete all meeting notes, disburse notes and follow up on all outstanding items.
  • Implement project documentation governance aligned with company and client requirements. Ensure project data integrity and documentation is accurate, timely and coordinated.
  • Track progress of each project against goals, objectives, approved budgets, approved timelines. Report status and variances weekly or as required by the client.
  • Implement routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assesses change requests to determine impacts to scope, budget, schedule, quality and risk.
  • Proactively identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.
  • Read and interpret construction drawings from all trades.
  • Work autonomously and collaboratively with various dedicated project staff; may maintain and oversee project budgets and financials.
  • Other duties as assigned.

    What you'll need:

    Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.

    • BS Degree and at least 6 years of related experience and or training is required; eight or more years of experience working in Data Center, Mission Critical or Colocation environments is strongly desired.
    • Previous Owners representative experience preferred.
    • Basic understanding of telecom or data center construction project management best practices is required. Knowledge of industry trends, project management and construction procedures and best practices as it relates to telecom, data center construction project management and colocation projects is preferred.
    • Knowledge of the importance of the Method of Procedure (MOP) Process, work notifications, and protection of IT network and other equipment during construction.
    • Proficiency with MS Office Suite (Excel, Word, Outlook, PowerPoint, Teams), must be able to complete all administrative tasks associated with the role. The SPM OR is an independent role and will not have support or administrative staff assigned.
    • Ability to work under pressure, meet close deadlines and be on site regularly during project duration and have flexibility to work non-traditional hours at times.
    • Ability to analyze sophisticated information organize and prioritize work while meeting multiple deadlines and develop plans to address identified issues.
    • Strong interpersonal skills, with the ability to self-manage, with strong initiative, is critical to prioritize multiple tasks simultaneously in a robust environment.
    • Ability to effectively plan and delegate the work of others. Ability to use ethical persuasion to drive stakeholder agreement so that outcomes are achieved within the project timeline.

      Turner & Townsend carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for this position is $150,000 annually and the maximum salary for this position is $185,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on Turner & Townsend's applicable benefit program. This role will provide the following benefits: 401(K), Dental insurance, Health insurance, Life insurance, and Vision insurance.
